1/2% Down Payment Assistance Programs, Which one is for me?

These programs are designed to assist those who haven't saved the standard minimum FHA 3.5%  down payment and would like to buy a home now. These programs are for the low-to-moderate income families to assist their home purchase. The CHDAP requires a minimum 640 fico score to qualify and has a silent second, no payment, 3% second mortgage to keep your mortgage payment affordable. This loan will have to be paid back when the homes is sold or refinanced. The CHF ACCESS program requires a minimum 580 fico score or NO FICO Score and which can contribute towards closing costs. This loan has a nominal payment on the 3% second loan due monthly on a 15 year ammortized loan. Both programs do no have a pre-payment penalty for the first or second loan. Premium financing can also be used to cover a portion of the closing costs on either program. The CHDAP interest rates are better than the CHF Access rates as can be expected due to the fico requirements for each program. You may also consider to qualify for CHDAP Conventional financing with NO DOWNPAYMENT with a minimum 680 fico score. If you opt for CHDAP, you will have to remain owner occupied the whole term of the loan until you sell or refinance.
CHF Access allows you to rent out your home after one year owner occupied.
